PEÑA STATION NEXT

Peña Station NEXT is Denver's premier transit-oriented, mixed-use development, adjacent to and in partnership with Denver International Airport (DEN) and KDC. Peña Station NEXT is easily accessible by the commuter rail A-line from Downtown Denver to Denver International Airport.

Embodying and delivering advanced technology, a robust fiber backbone, a unique sense of community, clean energy and mobility, Peña Station NEXT is setting a new standard for sustainable, connected living, offering a variety of development opportunities for multifamily housing, commercial office, retail, health and wellness, hotel and hospitality and so much more. The 220-acre, $500 million project is slated to offer 550,000 square feet of commercial space, 175,000 square feet for retail outlets and 2,700 residences.

PEÑA STATION NORTH

Peña Station NORTH, previously know as Denver International Business Center, is a 270-acre covenant-controlled, mixed use development that is conveniently located 10 minutes from Denver International Airport (DEN). Peña Station NORTH is adjacent to Peña Station NEXT, Denver’s first transit-oriented development with smart technology infrastructure. Peña Station NORTH developments include a new regional jet and helicopter training facility, FlightSafety International (a Berkshire Hathaway company), and is also home to a number of hotels, restaurants and convenience stores servicing DEN and the surrounding area. 

BOX ELDER/DENALI LOGISTICS PARK

On a regional level, Northeast Denver, in and around Denver International Airport (DEN), is experiencing unprecedented growth. From DEN, in 2019, handling a record of over 70 million passengers (an increase of 3.5 million from 2018), to the December, 2018 opening of the mega-Gaylord Rockies Resort and Convention Center, to the millions of square feet of industrial projects, to plans for 20,000 more residential units, the area is exploding. The Box Elder project is in a prime location for this expansion.

For this unique opportunity, master-developer, L.C. Fulenwider, Inc., has strategically partnered with Hines as the industrial developer and JLL as the industrial real estate broker.

Box Elder, which includes Denali Logistics Park, is located in the City of Aurora, Colorado and presents a unique opportunity for companies interested in the substantial tax avoidance of development and investment in an Opportunity Zone. There are more than 550-acres of developable property in this project, ideal for a large corporate campus, retail and offices. This site is also perfect for large format users looking for 50 to 150-acres with fast easy access to E-470 and DEN. It is zoned to allow commercial, distribution, warehouse, light industrial, ag-tech, flex office, corporate campus, hotel, and retail.

Box Elder includes over 100-acres located on both the northwest and northeast corners of the 56th Avenue and E-470 Interchange and has excellent E-470 frontage. The remainder of the property is north of and abuts 56th Avenue east of E-470. The east edge of the property abuts future Harvest Road, which is planned to be the primary southern entry to DEN and a connection between DEN and I-70. Box Elder has great access with existing E-470 interchanges at both 56th Avenue and 64th Avenue. Box Elder is relatively flat site with easy access to natural drainage ways and has all wet and dry utilities within reach. In addition to the Opportunity Zone, the property is also located in an Enterprise Zone and a Foreign Trade Zone.

REUNION COLORADO

The master-planned community at Reunion is located on 3,240 acres owned by Fulenwider, with Oakwood Homes as the master developer. The community surrounds the Buffalo Run Golf Course and also includes commercial developments. Reunion boasts a full range of housing, from entry-level homes to executive residences.
